Construction Manager - Boutique Luxury Condominium Redevelopment
Location: Lower Manhattan, NY Job Type: Full-Time Schedule: Onsite Salary: $75,000 - $110,000 (Subject to experience)
We are seeking a full-time, onsite Construction Manager to oversee a boutique luxury condominium redevelopment located in Lower Manhattan. The project involves the adaptive reuse of a historic building into a limited collection of high-end residential units, integrating classical architecture with contemporary design and modern systems.
The Construction Manager will be responsible for day-to-day coordination of the project, including oversight of general contractors, consultants, and trades, ensuring the project remains on schedule, on budget, and executed to the highest level of quality. This is a hands-on role that requires consistent onsite presence, proactive problem-solving, and a deep understanding of construction sequencing, site logistics, and coordination with design and development teams.
Key Responsibilities:
Manage and coordinate all aspects of construction, from pre-construction through project closeout.
Supervise contractors, subcontractors, and field operations on a daily basis.
Track and manage project schedules, budgets, RFIs, submittals, and change orders.
Collaborate closely with ownership, architects, engineers, and consultants.
Conduct regular site inspections to monitor progress, safety, and quality control.
Maintain clear communication and reporting with ownership and the development team.
Qualifications:
5 to 10 years of experience in construction management, preferably with ground-up or redevelopment projects in New York City.
Strong understanding of building systems, DOB procedures, and luxury residential standards.
Excellent communication, leadership, and organizational skills.
Ability to read and interpret architectural and engineering drawings.
Familiarity with Procore, Microsoft Project, or similar project management tools is a plus.
